Scope
From the start of construction in 1879, Cobble Hill Towers has been identified as a notable complex both in its approach to housing and its aesthetic charm. But like many other notable landmarks, the complex fell into a period of deferred maintenance and sub-standard repairs. The combination of building materials reaching the end of their useful performance life, compounded by the failure of previous sub-standard repairs had reached a critical point where the extent of required remedial work had become extensive. Many of these necessary repairs addressed issues that presented a serious threat to the life safety of the occupants and pedestrians below.
Our project team worked closely with the Co-Op board as well as a talented preservation contractor to fully assess the building envelope and develop a phased plan to complete the necessary repairs while working within the confines of the co-op board’s tight budget. The overall approach is a seven-to-ten year plan to address repairs on the two, half-city block complexes in a prioritized manner.
